Casablanca Prepares Its “Rungis”: A Megaproject Opening a Vast Market for HVAC and Industrial Cooling

The city of Casablanca has just announced the launch of a significant strategic project: the construction of a large-scale food city on a 309-hectare site located in Sahel Oulad H’Riz.
Inspired by the model of the renowned international market, the Marché international de Rungis, this platform aims to consolidate all wholesale markets in the region—including fruits, vegetables, fish, poultry, eggs, dates, and various food products.
This project, with the first phase representing an investment of 2 billion dirhams, is expected to commence construction by 2026, with an estimated delivery timeline within three years.
Designed according to international standards, this future infrastructure also aims to bolster Casablanca’s positioning as a regional agro-food hub with an African vocation.
A Structuring Project Already Well Underway
According to the information provided, the necessary land has already been acquired, while the partnership agreement is nearing its final validation phase. The project’s financing is also on schedule, signaling that the construction is moving into a tangible implementation stage.
Beyond modernizing food distribution circuits, this logistics city aims to enhance the supply chain, improve sanitary conditions, and boost the competitiveness of commercial exchanges.
HVAC and Industrial Cold Among the Major Beneficiaries of the Project
However, beyond the real estate and logistical scale of the project, another sector is quietly preparing to benefit from this colossal market: the HVAC and industrial and commercial refrigeration industry.
A food city of this magnitude will require extremely complex and efficient thermal infrastructures, including:
- High-capacity industrial cold storage rooms;
- Flash freezing tunnels;
- Fully refrigerated logistical docks;
- Air treatment units for halls spanning several thousand square meters;
- Multi-zone refrigeration networks covering hundreds of hectares;
- Intelligent energy supervision systems;
- Technical maintenance contracts that could extend over 10 to 20 years.
A Strategic Opportunity to Anticipate Now
For companies specializing in industrial refrigeration, air conditioning, ventilation, and energy efficiency, this project already represents one of the most significant potential markets of the decade in Morocco.
As with all major infrastructural projects, opportunities arise well before the actual commencement of construction: technical studies, supplier registration, industrial partnerships, engineering, consulting, maintenance, and energy solutions.
HVAC players who position themselves today could gain a head start in a market poised to transform Morocco’s logistics and agro-food ecosystem sustainably.
