Moroccans Move Closer to Leading Position Among Foreign Buyers of Properties in Spain

Moroccans are increasing their presence in the Spanish real estate market. According to the latest data from the General Council of Notaries of Spain, Moroccan nationals completed 10,808 housing purchases in 2025, confirming their growing influence among foreign buyers.

During the second half of the year, Moroccans conducted 5,154 real estate purchases, accounting for approximately 7.7% of the 66,629 transactions carried out by foreigners during this period. They ranked second, closely following the British, who recorded 5,178 transactions—only 24 more. Italians and Germans followed with 4,397 and 4,351 purchases, respectively.

The standing of Moroccans becomes even more pronounced when we focus solely on foreigners actually residing in Spain. In this category, they lead the way, representing 12.1% of acquisitions made by foreign residents during the second half of 2025.

This trend can be attributed in part to the significant presence of the Moroccan community in the country and a growing demand for housing aimed at permanent residency. For many families, purchasing property is a crucial step toward establishing long-term residency in Spain.

The Moroccan demand is particularly concentrated in regions where property prices remain relatively affordable. In Murcia, Moroccans account for 35.1% of purchases made by foreign residents, followed by Navarre at 32.1% and La Rioja at 25.8%. Their market share also reaches 23.1% in Extremadura, 21.9% in Aragon, 19.1% in Castilla-La Mancha, 18.3% in Andalusia, and 11.2% in Catalonia.

The data also highlights a significant price difference. In the second half of 2025, Moroccan buyers paid an average of €768 per square meter, compared to €1,963 for all foreign residents and €3,242 for non-resident foreigners. Spanish buyers recorded an average price of €1,839 per square meter.

These disparities suggest that Moroccan purchasers are more focused on affordable properties and areas where prices remain lower than those in major metropolitan or primary tourist destinations in Spain.

This trend unfolds as the Moroccan community continues to represent one of the main foreign populations established in Spain. Concurrently, Moroccans also ranked first among foreign nationals who obtained Spanish citizenship in 2025, with 42,114 nationality acquisitions.

All these indicators reflect an increasing economic influence of the Moroccan community in the Spanish real estate market. Beyond demographic presence, the rise in property acquisitions demonstrates a growing intention among many families to transition from renting to ownership, solidifying their long-term settlement in the country.
